Lease Administration oversees the physical and financial relationship between tenants and landlords. We formalize the landlord/tenant relationship in a proper lease, manage and update quantitative and qualitative lease data, monitor and enforce landlord performance against lease commitments, determine, track and make timely payment of rent, and ensure that not a dollar of rent is overpaid or inappropriately charged.

Property Taxation Management includes receiving and reviewing assessments, contesting them when appropriate and administering payment of the tax bill. Our goal is for our clients to be treated in an equitable manner under the assessment and property tax invoicing systems. To achieve this, we proactively monitor our clients’ portfolios for assessment review opportunities and remain current on changes to federal, provincial and municipal legislation pertaining to realty taxes.

Realty Transaction services guide clients through the purchase or sale of property and assist them as they negotiate new or renewed leases. Our model focuses on understanding each client’s space, location and technical requirements, optimizing negotiation leverage by having the most comprehensive and accurate local market knowledge, and delivering centralized programming, client interface and national standards to control quality.

Real Estate Strategy and Consulting
experts offer an objective, third-party perspective for clients, ensuring that best practices and efficiency extend across an entire real estate portfolio. We assess the current physical condition, operational and financial performance of an asset, calculate multi-year projections of operational costs and capital expenditures, conduct energy management analysis and offer recommendations to reduce energy use and costs, perform Phase 1 environmental reviews to identify health and safety and legislative requirements, and design a strategic framework for managing the asset and optimizing its utilization in line with a client’s realty objectives.

By conducting its own R&D work, the team can build customized processes, procedures and systems, and then deliver an appropriate mix of services to meet each client’s specific needs. Realty Management services are available in both official languages.
